Understand the evidence behind a property

Use PropertyDeal to prepare a shortlist and better questions. Confirm important details before committing to a purchase.

Coverage and freshness

Current advert coverage comes from monitored Bazaraki listings. Coverage is not every property in Cyprus. Each report shows when its advert was last observed; that timestamp is not a physical inspection or document verification.

Opportunity and confidence

The opportunity score summarizes modeled property attributes. Evidence confidence separately describes sample size, comparable spread, missing details and unresolved warnings. A high score with low confidence needs investigation. Older scores without this assessment are labeled as needing review.

Comparable asking prices

Comparisons use active property adverts. Check whether nearby properties match the subject’s size, type, completion stage and condition. Multiple adverts may describe one physical property. Search radius may widen when evidence is sparse. Asking-price ranges are not certified valuations or statistical confidence intervals.

Rental assumptions

Modeled rents are derived from asking rents in property adverts. Check the property type, size, furnishing and rental term; a quoted asking rent is not evidence of a signed tenancy. Gross yield excludes operating costs; the scenario calculator separates operating income and cash flow after loan payments. None is a guaranteed return.

Photos and construction

AI observations are estimates from marketing material. Suspected renders or misleading imagery cannot establish actual condition or a verified view. Confirm construction stage, delivery dates and exclusions with supporting documents.

Observed market activity

A listing leaving the market can mean sold, rented, withdrawn or expired. Advert views are not buyer inquiries. Competing inventory is supply depth, not proof of liquidity.

Costs and scenarios

Tax, purchase-fee and renovation estimates use configurable assumptions. Unknown works are not a zero-cost guarantee. Confirm eligibility, current fees, fit-out, contingency, recurring expenses and finance terms independently.

Sources and corrections

Reports retain links to the source adverts and identify AI-generated neighborhood notes. Check discrepancies with the source and keep your own viewing evidence. AI drafts are not independent professional verification.

Purchase budget: assumptions and limits

Search and reports model asking price, inferred VAT, purchase fees, estimated works and a works contingency (15% by default). This is an acquisition scenario, not a quote or a guarantee that the property is move-in ready.

For a prospective 2026 contract, the transfer estimate uses 3% on the first €85,000, 5% on the next €85,000 and 8% above €170,000, then the usual 50% reduction. It assumes one buyer acquiring the whole property. VAT-charged transactions are modeled as transfer-fee exempt; repossession-related exceptions may lose the reduction. DLS may use an assessed value different from the asking price. DLS fees and exceptions.

Stamp duty is modeled as zero for new contracts signed from 1 January 2026, following Law 239(I)/2025. Earlier documents need separate advice. Official repeal announcement. Rules checked 28 September 2026.

Legal fees use the configured percentage estimate. New-build VAT uses the configured standard-rate assumption unless the advert explicitly includes VAT; reduced-rate eligibility is not assumed. Confirm the actual contract, fee quote, VAT treatment and ownership shares with your adviser.

Missing, incomplete or suspected rendered photo evidence leaves works unassessed. New-build completion and fit-out also require your allowance. Budget search excludes unassessed works unless you enter an allowance, including an explicit zero. We use the higher of your allowance and an available photo estimate. An allowance is your scenario, not evidence about the building. Photo estimates can miss hidden defects and major structural work.

Survey, loan fees and interest, furnishings, moving and ongoing ownership costs are excluded. Add those costs before deciding what you can afford. Budget assumptions do not change property scores.
